Buying a Home in the Oakland Hills: My Strategies for Buyers

Buyers are looking for someone who listens, understands their needs and lifestyle, and finds them homes that reflect who they are. Finding homes that are the perfect fit for my clients has become second-nature to me, because of my extensive knowledge of the current inventory, as well as a fifteen-year memory of homes that have sold within a given neighborhood.

I typically need to show a buyer three or four houses because I have such a clear understanding of their needs. Whether educating first-time buyers or working with seasoned veterans, I always create a strategy for my clients to be successful in any market.

Current East Bay Real Estate Market Conditions

I am 100% open and honest with all of my clients, be they buyers or sellers, so I will say many of the same things here that I say in my sellers’ section: the Oakland real estate market, and the entire East Bay market, is in a transition period.

An increase in the number of homes for sale in Oakland in particular, combined with rising interest rates has led to a lack of confidence among many buyers as to where the market is headed. All of this means that now is a good time to buy in the Oakland Hills, and many sale prices have built in negotiation room for this reason.

As a buyer representative, I first review recent sales of homes in the neighborhood(s) in which the buyer is interested. I like for my clients to know what the seller’s competition is. It’s also important to know how many offers a particular home has received, so that as a buyer, you can make a credible offer on a home at the lowest possible price.

The current market value may not be what the seller is asking—instead this is based on the location and condition of a property. For the neighborhoods in the Oakland hills, home prices are second-nature to me, as I have been closely associated with this market for almost 100 real estate transactions in the last five years alone. I stay on top of all neighborhood trends, and I have a keen eye for details and characteristics that increase and decrease the value of a particular property.

One skill that less-experienced realtors may not yet have experience with is the art of a quick close. Sellers of certain homes, particularly those that are vacant or may become vacant shortly, may want a quicker close in order to recoup their equity for another home purchase. In these situations, a carefully-structured, expeditious offer may net a lower selling price and a lack of competition from other buyers.
