What I Do for Buyers: Writing an Offer That Will Be Accepted
Each property for sale represents a different situation for the individual seller or sellers. As a buyer, the most important elements in writing the offer that will buy the house are a) research and b) excellent communication with the listing agent.

It’s crucial to show the sellers how easy you are to work with, and how proactive you are in putting the deal together. Because of the relationships I have developed with my peers and colleagues in the brokerage community, my clients often have the inside track to a particular property in which they’re interested.
When helping my clients write an offer, I first find out the needs of the seller. These include:
- Timing of close of escrow
- Items that may be included in the saleor excluded from the sale
- Conditions of the property the seller may be willing to take care of (or credit money toward the repair)
- Whether the seller may need to stay in the home after the close of escrow.
A multiple offer situation requires even more research about how many offers are being represented and the agents writing them. Keeping contingencies to a minimum and time frames short are also keys to getting an offer accepted.
