Putting Transactions Together, Creatively
Almost all of my transactions proceed smoothly because I make sure to communicate quickly and clearly with all parties involved. My open, honest communication with other East Bay real estate brokers has allowed me to build and cultivate relationships based on trust for my clients. However, occasionally, a situation arises in which some fancy footwork is needed to complete the transaction.
One example occurred a couple of years ago in which I represented a seller. We were notified during our signing of closing papers that the buyer was not going to be able to close the escrow on time. He requested a delay of the escrow.
My seller did not want to go back onto the market but wanted some security that the buyer would perform. The solution was that we requested that the buyer pass his deposit to the seller through the title company. This deposit would be non-refundable if the buyer did not perform. This gave the seller confidence that the buyer would perform and allowed the buyer the time he needed to close the escrow.
