What I Do for Sellers: Assisting You with a Complete Disclosure

Unsuccessful real estate transactions (those that fall through, or those that result in lawsuits) are almost always caused by a buyer feeling that sellers should have disclosed something they did not.

It could be a completely innocent mistake on the seller’s part, but it sets the stage for a buyer to start to feel uncomfortable.

I spend a great deal time reviewing the Transfer Disclosure Statement and any supplemental disclosures a seller is required to fill out.  I sit with my clients, going line by line, asking questions that may jog their memory about a skylight that leaked five years ago or a toilet that backed up downstairs.

It’s important to disclose everything, both past and present.  It there was a problem, you will state what was done to remedy it and how the item in question has functioned since the repair.

If as a seller you are asking yourself whether to mention an item or not, always disclose it.  Not only will you instill greater trust in a buyer, but you can avoid potential legal problems that may arise after the closing.
