What I Do for Sellers: Arriving at Your Home's Current Market Value

I spend a great amount of time preparing a Current Market Analysis for sellers to achieve what the value of any property is at a given time.  A deep knowledge of both past and present inventory is needed.  Just to look at the bedroom and bathroom count and the square footage isn’t enough.

I have been in ninety percent of the homes that have sold in our market.  I’m able to compare floor plans, yards, architecture, amenities, neighborhoods, schools, adjacencies to shopping, and numerous other variables in order to arrive at an accurate value of any subject property.

When you are comparing one property to another that may have sold for a higher amount than the asking price, do not necessarily add on additional appreciation.  Buyers of homes that have sold over asking price may have paid future value to secure the property. 

When working with sellers I always deliver an accurate picture of value through an extensive market analysis. I never give a price to a home that I don’t think is achievable. I’d rather see the home go over asking than not deliver what I said.

When the tide turns in favor of buyers it’s important to know that some negotiation dollars may want to be built into the price, knowing this may extend the marketing time. During times of sellers’ markets and low inventory, it’s important not to under-price a home so much that the home doesn’t reach its potential
