Creative Methods to put a transaction together

During a transaction when I was representing a seller, we were notified during our signing of closing papers that the buyer was not going to be able to close the escrow on time. He was requesting a delay of the escrow. My seller did not want to go back onto the market but wanted some security that the buyer would perform. We requested that the buyer pass his deposit to the seller through the title company which would be non-refundable if the buyer did not perform. This gave the seller confidence that the buyer would perform and allowed the buyer the time they needed to close the escrow.

Takes clients through the process effortlessly

The key to making the process seem effortless is all about the depth of communication and having the ability to stay calm and focused in the moment. I once was representing both a buyer and seller on a property, and the buyer was requesting items to be corrected through the removal their inspection contingency. After sitting down with the seller and going through the list item by item they agreed to some and realized that they would probably be correcting the items for themselves if they were not selling the house. Both the seller and buyer were satisfied and felt great about the transaction and everyone goals were achieved.


Another time I was representing buyer’s who traveled a lot and were only in town one day during our escrow period. Scheduling of inspections was crucial. I was able to complete the inspections in advance of the one day the buyers were in town and then re-scheduled each trades person to come back to meet with the buyer’s to review their reports and explain their findings. They said it was the smoothest real estate transaction they had ever had.

Advanced planning and adjusting to the market

I was working with a buyer who was purchasing a property that needed work. The comparable property that represented the top of the market was just up the street. Being the property had closed there was no way of getting him into the home to see the finishes and floor plan. I was able to get the photo tour that was produced when the house sold. This help greatly plan his budget for the future and establish a realistic price they wanted to offer for the property.


When working with sellers I always deliver an accurate picture of value through an extensive market analysis. I never give a price to a home that I don’t think is achievable. I’d rather see the home go over asking than not deliver what I said. When the tide turns in favor of buyers it’s important to know that some negotiations dollars may want to be built into the price knowing this may extend the marketing time. During times of sellers markets and low inventory it’s important not to under price a home so much that the home doesn’t reach its potential.

I was working with a buyer this past year and I found the house they wanted to purchase. The seller had set a offer date. I had a great relationship with the sellers agent from past transactions so I contacted them. After hearing about who my buyers were and why they would be the perfect people for this home, the seller decided to allow me to present our offer immediately. They love living there now. It’s all about relationship in this business.
